At Sedas, we partner with landowners to obtain planning permission. We do this at our own cost and risk.

We work in a straightforward and transparent manner and collaborate with landowners to achieve the shared goal of uplifting land value.  

Our return is a share of the increased value of the land once it has been sold.

Navigating the planning system can be a daunting and complicated task to undertake on your own, so our dedicated team take care of this for you.  

We are friendly and knowledgable and welcome questions and communication throughout.

In the event we do not succeed in gaining planning it costs you nothing.

Step one

ON-SITE MEETING & AGREEMENT

After a suitable site has been identified, we organise an initial meeting with you (the landowner) or your agent. We travel to you to make the process as convenient as possible. If we share the same goals, we will enter into a Promotion Agreement, for which we cover the cost.

GAIN PLANNING PERMISSION

Once the first stage has been agreed, we aim to get a planning application submitted as soon as possible. In most cases this will be within six to 12 months. Timings may vary due to factors such as national and local polices. It may also depend on the scale of the proposed development/size of the land.

Step three

MARKET & SALE OF YOUR SITE

Once planning permission has been granted, and the site value has been uplifted, we put the site on the market to housebuilders through an appointed agent. The appointed agent will be decided jointly with the landowner. We will ensure we secure the highest value for the sale of the site.
